Buying an old house can be a great investment and a fulfilling experience. Old homes have character and charm that new homes simply cannot replicate. However, when looking to purchase an old house, there are a few things you should check to ensure that you are making a wise investment.
Home Inspection
Firstly, it’s important to have the house inspected by a qualified home inspector. An experienced inspector will look at the structure of the house, including the foundation, roof, and walls, and determine if there are any major problems that need to be addressed. They will also check for water damage, termites, and other pests that can cause significant damage over time.
Plumbing & Electrical
Another important factor to consider when purchasing an old house is the condition of the plumbing and electrical systems. Older homes may have outdated plumbing and electrical systems that could be hazardous if not properly maintained. Check for any leaks or signs of water damage around pipes and fixtures. It’s also a good idea to have an electrician inspect the wiring to ensure it is up to code and safe.
Interior & Exterior
In addition to the structure and systems of the house, it’s important to consider the overall condition of the home’s interior and exterior. Look for signs of wear and tear, such as peeling paint or cracked walls. Check for any signs of mold or mildew, which can be a health hazard and costly to remediate. It’s also important to look at the landscaping and outdoor areas, as they can be a major expense if they need significant work.
Lead Paint & Asbestos
One of the most important things to check when purchasing an old house is the presence of lead paint and asbestos. Both materials were commonly used in older homes and can be hazardous to your health if they are not properly removed. If the house was built before 1978, there is a good chance it contains lead paint. Asbestos was commonly used in insulation and other building materials before it was banned in the late 1970s. If the house was built before that time, it’s important to have it tested for asbestos before making a purchase.
Maintenance & Repairs
Finally, it’s important to consider the cost of maintenance and repairs. Old houses require more upkeep than new homes, and repairs can be expensive. Consider the age and condition of the house when calculating the cost of repairs and maintenance, like water heater repairs for example. If the house requires significant work, be sure to factor those costs into your budget before making an offer.
In conclusion, purchasing an old house can be a great investment, but it’s important to do your due diligence before making a purchase. Have the house inspected by a qualified home inspector, check for outdated plumbing and electrical systems, and consider the overall condition of the home’s interior and exterior. Be sure to check for the presence of lead paint and asbestos, and ensure it is safe and has the amenities you need. Finally, factor in the cost of maintenance and repairs when calculating your budget. With these factors in mind, you can make an informed decision and enjoy your new old home for years to come.
I live in a small Georgia town that you most likely have never heard of and I LOVE it! My house is more than full as I am a single mother of four & caregiver to my aging mother and uncle. Lover of all things Outlander. Goes to the beat of her own drum woman.

I love old houses. My house is older than me. I have had electrical and plumbing problems because decades ago, the family just added on to the back of the house with all the work being done by friends and neighbors.

Great advice, it’s so important to get a home inspection. When we were looking at houses to buy the house we were thinking about putting an offer on had termites so that they had to have that treated and checked again before we put an offer on the house.
