If you go to sell your home the one thing that you need to consider doing is staging it. I am considering selling my home next year and simply packing the kids up and moving. If you have followed me for a while then you know this is something I have been thinking about off and on for a number of years. I think that next year is the time and I was reading this article on home staging and how important it really is.
Now that I am the only one to do it I can see how important it is. One of the things that the article said was that staging highlighted my home’s strengths while downplaying to an extent its weaknesses. While my home doesn’t have a lot of what I would call weaknesses I could see the importance of making them look as minimal as possible. After all most buyers decide in the first 7-10 minutes whether they are going to buy or not. If I am being honest I am more than tempted to call the number on one of those we buy houses signs that I see around town.
One of the great things about my home is the open floor plan but I know that I need to move a few things before it really showcases that. I think that I have too many items simply because we use the entire space. For example my office area is also our homeschool area so it is packed full of stuff that should be moved to storage until the house sells. Plus some of the stuff isn’t being used regularly anyway. Also I think I need to move some of the living room furniture so they could really see how open it is. Although I will admit that my ex once thought he would sell my house fast for cash but decided that the office area would be too much work to fix.
The fireplace needs a little work as well but since we have never used it I never bothered with it. I think that will be certainly being going onto my list as must do before I put it on the market. Another great thing the home staging article said was to take down and put away all personal photos and memorabilia. After all you want buyers envisioning their items in the space and not yours.

I agree that staging can really help. We sold our Mom’s home years ago and it was an older cape cod style with tiny closets. We had a garment rack in one room to hold our clothes. The realtor told us to get rid of it because it “proves” that the closets are too small.

I would buy my home if I walked in right now,its full of chaos, but I now selling. I really like these staging tips and I know they say to bake cookies before an open house to make your home more inviting.
