8 Maintenance Tasks Every Homeowner Should Know About

Apr 13, 2023 | Rita

As a homeowner, it’s important to stay on top of maintenance tasks to keep your home running smoothly and prevent costly repairs down the road. From simple tasks like changing air filters to more complex tasks like cleaning gutters, there are a few key maintenance tasks that every homeowner should know how to do. Here are some of the most important maintenance tasks you should be doing to keep your home in top shape.

Cleaning Gutters

Clogged gutters can cause serious damage to your home’s roof, siding, and foundation. Gutters are designed to divert rainwater away from your home, but when they’re clogged with leaves, twigs, and other debris, water can overflow and damage your home.

Clean gutters twice a year, in spring and fall, to prevent buildup. Use a sturdy ladder and wear gloves to remove debris from gutters and downspouts. Flush gutters and downspouts with a hose to ensure proper water flow.

Inspecting Roofing

Your roof is your home’s first line of defense against the elements, so it’s important to keep it in good condition. Inspect your roof annually for signs of damage, such as cracked or missing shingles, and make repairs as needed.

If you’re comfortable on a ladder, you can inspect your roof yourself. Look for signs of damage or wear and tear, such as cracked or missing shingles, rusted flashing, or damaged vent pipes. If you’re not comfortable on a ladder, hire a professional to inspect your roof for you.

Flushing Water Heater

Your water heater is an essential part of your home’s plumbing system, so it’s important to keep it in good condition. Flushing your water heater removes sediment buildup, which can reduce its efficiency and lead to premature failure.

Flush your water heater annually to remove sediment buildup. Turn off the power or gas to the heater and let it cool down. Connect a garden hose to the drain valve and run it to a drain or outside. Open the drain valve and let the tank drain completely. Once the tank is empty, close the valve, refill the tank, and turn the power or gas back on.

Sealing Windows and Doors

Drafty windows and doors can make your home uncomfortable and increase your energy bills. Energy Efficient Doors and windows are a simple and effective way to improve energy efficiency and prevent drafts.

Check windows and doors annually for drafts and leaks. Use weatherstripping or caulk to seal gaps and cracks around windows and doors. Install draft stoppers at the bottom of doors to prevent drafts.

Testing Smoke Detectors

Smoke detectors are a crucial safety feature in your home, alerting you to the presence of smoke and fire. However, they need to be tested regularly to ensure they’re working properly.

Test your smoke detectors monthly by pressing the “test” button. If the alarm sounds, it’s working properly. If not, replace the batteries and test them again. Smoke detectors should be replaced every 10 years, so make sure to check the manufacture date on the unit.

Cleaning Dryer Vents

Clogged dryer vents can be a fire hazard, so it’s important to keep them clean. Lint buildup in the vent can cause the dryer to overheat and ignite a fire.

Clean your dryer vent annually by disconnecting the vent hose from the back of the dryer and using a vacuum or brush to remove lint buildup. Make sure the vent hose is properly attached to the dryer and the vent outlet outside. Contact DUCTZ Dryer Vent Cleaning if you need professionals to take care of it.

Checking Plumbing

A small leak in your plumbing system can cause significant damage over time. It’s important to check your plumbing regularly for leaks and make repairs as needed.

Check your plumbing fixtures and pipes regularly for leaks. Look for water stains on ceilings or walls and check for drips under sinks and around toilets. Additionally, remember to inspect the floor drain cleanout to ensure it’s free from any blockages. If you detect a leak or notice any issues with the floor drain, make repairs immediately to prevent water damage. Regular maintenance for water heaters and timely cleanouts can help keep your plumbing system running smoothly and prevent potential problems.

Inspecting Attic and Crawl Space

Your home’s attic and crawl space are often overlooked, but they can be a source of major problems if left unchecked. Inspect your attic and crawl space annually for signs of pests, mold, or water damage.

Look for signs of pests, such as droppings or chewed insulation, and make repairs to prevent entry. Check for signs of mold, such as musty odors or discoloration, and make repairs to prevent moisture buildup. Inspect the insulation and ventilation to ensure they’re working properly.

Closing Thoughts

By staying on top of these important maintenance tasks, you can keep your home in good condition and prevent costly repairs down the road. While some tasks may require the help of a professional, many can be done by homeowners with a little know-how and the right tools. Make a maintenance schedule and stick to it to ensure your home stays in top shape for years to come.

And here I thought my worries would be less downsizing into a condo community but it hasn’t been so carefree. Instead it just means I have to keep pestering the property management firm to fix stuff or argue with the board that it’s in the bylaws.
